What is FF&E and OS&E linen in hotel procurement?+

FF&E stands for Furniture, Fixtures & Equipment — the capital expenditure items procured for a new hotel or refurbishment. OS&E stands for Operating Supplies & Equipment — the operational consumables and soft goods including linen. Hotel bed linen and bath towels are typically classified as OS&E (operational), though for a new opening they are often procured as part of the same FF&E/OS&E procurement package. Anabyn supplies complete OS&E linen packages for new hotel openings, including the full opening par stock (typically Par 3–4).

How do you handle phased delivery for new hotel openings?+

New hotel openings rarely take possession of all rooms simultaneously — floors or wings typically open in phases. We coordinate production and delivery schedules aligned with your fit-out programme. For a 300-room hotel opening in two phases (150 rooms at month 8, remaining 150 at month 12), we produce and ship Phase 1 linen in advance of the first opening, with Phase 2 production beginning 10–12 weeks before the second phase date. We work with your FF&E project manager or procurement team directly.

What linen specifications do hotel brands require for new openings?+

Hotel brand standards vary widely. IHG (InterContinental, Crowne Plaza, Holiday Inn) specifies minimum 200TC white percale for standard rooms and 400TC+ for flagship brands. Marriott International specifies 250TC or above for Courtyard-tier and 400TC+ for W, Westin, and JW Marriott. Hilton Hotels & Resorts specifies a minimum 250TC. For bath towels, most 4-star brands require minimum 500 GSM; 5-star brands require 600 GSM+. We can manufacture to any brand standard specification and supply the spec sheet documentation required for brand approval.

Can you supply linen for a full hotel opening in one order?+

Yes. A 200-room hotel at Par 3 requires approximately 7,800 total linen pieces (towels + bed linen). This fits comfortably in a single 40ft container. We can produce a complete hotel opening par stock in 35–45 days and ship in one FCL. For larger hotels (500+ rooms), a single 40ft container may not be sufficient — we can coordinate multi-container shipments or split deliveries.

Can you supply custom branded linen for a new hotel opening?+

Yes. Logo embroidery on towels and bathrobes, woven-in hotel name on bed linen hems, custom Pantone colour-matching, and branded presentation packaging are all available. Custom embroidery MOQ is 1,000 pieces per design. For new openings, we recommend confirming embroidery artwork at least 8 weeks before required delivery to allow for design approval and production. We supply digital mockup for approval before production.

What documentation do you provide for FF&E procurement processes?+

We provide: (1) Technical specification sheets per product (GSM, thread count, dimensions, construction, certification). (2) OEKO-TEX certificate with scope. (3) GOTS certificate if organic cotton specified. (4) Pre-shipment inspection report (AQL 2.5 — SGS or Intertek). (5) Certificate of Origin. (6) Commercial invoice, packing list, Bill of Lading. (7) Mill test certificate. This documentation set satisfies the requirements of major hotel brand procurement departments and FF&E project management firms.
